Seller Consultation
- Educate you to the current market conditions.
- Discuss your time line, financial goals, and expectations.
- Review your options as a seller.
- Discuss the sale process, agency law, and situations that we might encounter.
- Comparative Market Analysis on your home.
- Determine realistic expectations based on your needs and the market.
- Decide on a marketing/commission plan that will accomplish your goals as a seller and sign listings agreement.
Pre-Sale Preparations
- Have your home decluttered and cleaned.
- Get an extra key for front door and garage cut so we can show the house.
- Provide our office with a list of times that we can show your home, and a main contact for booking showings.
- Arrange a time for photo's to be taken of your home.
- Our office will prepare photo's on the internet and feature sheets for you home.
- Lock box installed at your home.
Marketing and Sales Efforts Begin
- Your home loaded on the MLS system and other internet sites included in your plan.
- Appropriate signage installed at the property.
- Marketing plan is put into place (Plans may differ on situation or property type).
- Showings/viewing on your home (our office and other Realtors interested in the property).
- Information and feedback gathered from interested parties.
- 2 weeks review and discussion.
Negotiation Process
- Any offers are reviewed and discussed with all relevant information.
- We use our years of experience to negotiate a strong sale price and save you money.
- Counter offer and negotiations occur.
- When a deal is reached a deposit and all documentation will be obtained.
- Conditional Sale results and reasonable time allowed to buyers for obtaining financing or arrange home inspection etc. (usually 7 days).
Sold
- Documents waiving buyer's conditions are obtained and additional deposits collected.
- Conveyance of all documents is handled by our office.
- Sold stickers and sold information changed on all sources.
- Arrange appointment to sign legal documents at lawyers office.
- All manuals, garage door openers, keys etc. are accounted for and our office will make arrangements to turn them over to the buyer's Realtor on possession day.
